Volume Discounts On Maintenance And Repairs.
Due to our extensive management portfolio, we receive volume discounts and pass those discounts directly to you.
We do not mark up pricing for maintenance and repairs. We have independent contractors that handle everything from a leaky faucet to major rehab and add-ons such as laundry facilities, exercise centers, etc.
Maintenance and Repairs is not a profit center for us, because if it were, the property owner would take the hit. We see that as a conflict of interest. We always do the right thing; that is never compromised. 

Maintaining the Asset.
Your property is performing, now what? It needs to stay that way. Our tenant services and satisfaction ratings are unique to our organization because our quality standards are unprecedented.
Tenants only move into homes that have had a full systems check, are extremely clean, and have no damages. Our terminology for that is “110% rent-ready, no exceptions.” We give our tenants something to be proud of and that they want to maintain.
We don’t accommodate slumlords. That kind of management (or lack thereof) goes against everything we stand for. Besides, sparing money on tenants living conditions never pays off in the long term. Being a slumlord is the fastest way to deplete an asset and create a liability.

If your property is adequately performing and you want to make sure it stays that way or are curious if it can be even better, our firm is a perfect fit. Preventative, Regular, and Emergency Maintenance. Handling maintenance requests and any complaints in a timely manner along with a can-do attitude is essential to great tenant satisfaction.
Regular maintenance requests are serviced within 24 hours and our contractors are adequately trained with the know-how to respect the tenant and his/her home. Our maintenance contractors are always neat in appearance, take their shoes off at the door, and will gladly accommodate a tenant should he/she want to be present at the time of service (provided that it is not an emergency).
Emergency maintenance requests are always handled by a live operator 24/7.
Preventative maintenance is performed every 30 to 90 days. Tenants are required to maintain their homes and keep it clean, and we enforce that through our routine inspections. Additionally, air filters are checked and replaced if needed and smoke detectors are serviced. Detailed inspection reports from each inspection are complied for every unit and are always available to the property owner and tenant.

Communications Are at The Core.
A prospective tenant lead is never missed and is always followed-up with a thank you email or a note in the mail (for those who don’t have email).
